FREIGHT YARD RULES

The Freight Yard has rules aimed at providing residents the quiet enjoyment of their apartments and amenities and generally maintaining a high quality of life for all its residents. Fundamentally, we ask that you act like a responsible adult and avoid doing anything that would annoy your neighbors or damage property. This is a community. Be considerate and respect the rights and privacy of others.

Residents must comply with all Freight Yard rules. A violation of these rules may result in fines or eviction from the Freight Yard. The Freight Yard may make rule changes from time to time. Residents will be given notice of these changes. Here are the current Freight Yard rules:

  1. As used here “Resident” means the Freight Yard tenant and the guests of the Tenant.

  2. Resident shall not be disorderly, boisterous or unlawful, and shall not disturb the rights, comforts or conveniences of other persons in or near the Freight Yard. Resident shall not allow music or other sounds generated within Resident’s apartment to be audible outside Resident’s apartment.

  3. Pets of any kind (including dogs, cats, other mammals, birds, reptiles, amphibians, fish, or insects) are not allowed in the Freight Yard apartments or the common area adjacent to the apartments.

  4. Resident shall be liable to the Freight Yard for damages caused by Resident.

  5. Sidewalks, steps, entrance halls, common areas, walkways and stairs shall not be obstructed or used for any purpose other than ingress or egress.

  6. The apartment and other areas which are reserved for Resident’s private use shall be kept clean and sanitary by Resident.

  7. Garbage shall be disposed of only in appropriate receptacles.

  8. Residents shall not make structural modifications to the apartments or use tools to penetrate the surface of the walls, ceilings, or floors. Pictures shall be hung with no-damage wall hangers such as 3M Command Strips. Nails may not be used to hang pictures. Residents shall not paint surfaces of the apartment without the permission of the Freight Yard. Any accidental damage to the apartments or adjacent areas shall be immediately reported to the Freight Yard.
    No modifications may be made to the exterior of the apartments including hanging signs or decorations on the balcony. Window coverings may not be altered, added, or removed in the apartments.

  9. No towels or clothes may be hung on balcony rails.

  10. Televisions supplied by the Freight Yard remain the property of the Freight Yard as do remote control devices uses to operate the televisions.

  11. The Freight Yard may regulate the manner, time, and place of all parking. There is no guaranteed parking space availability onsite. Residents are responsible for finding legal vehicle parking spaces for their vehicles.

  12. Resident shall not keep on the premises any item of a dangerous, flammable or explosive character or cause any noxious fumes or smell.

  13. The Freight Yard is a smoke-free apartment building. Smoking is not permitted anywhere on the property. Smoking includes but is not limited to the combustion of tobacco, cannabis, or vaping.

  14. Consumption of alcoholic beverages by those under the age of 21 years is illegal and will not be tolerated by the management. If a resident, family member or a guest under the age of 21 is found to be drinking in the apartment or in the building, the building staff will not only report the incidence of drinking by a minor to the police, but will also report to the police, any person over the age of 21 who is believed to be giving alcoholic beverages to a minor.

  15. Dartboards are not permitted in the apartments.
